Term-start hot water failures aren't bad luck. They're the outcome of cylinders nobody inspected — and the cost is complaints, emergency callouts, and reputational damage with students, parents and university partners.

Age & limescale

Cylinders silently scale up and corrode. Performance drops long before total failure — and total failure always seems to land at 8am on day one of term.

Failed immersion heaters

Burnt-out elements and faulty thermostats are the single biggest cause of mid-term hot water complaints in student accommodation.

Expansion vessel & PRV/T&P faults

Safety devices fail quietly. A waterlogged expansion vessel or weeping T&P valve is a compliance and safety issue before it's a comfort one.

No inspection history

Most portfolios have zero condition data on their unvented cylinders. You can't plan replacements you can't see — so everything becomes reactive.

What it covers

What is a G3 cylinder condition report?

G3 of the Building Regulations covers unvented hot water storage systems. We inspect and document the condition of Direct and Indirect unvented cylinders — safety devices (expansion vessel, T&P relief valve, tundish, expansion/PRV), immersion heaters, controls, pipework, and the overall condition of the asset — and we produce a written condition report flagging anything at or near end of life.

Direct unvented

Heated only by built-in electric immersion heaters inside the cylinder. Simple, common in flats and smaller blocks — and highly dependent on immersion and thermostat health.

Indirect unvented

Heated primarily by a boiler via an internal coil, often with an immersion as backup. Found across most PBSA plant rooms — more components, more failure modes, more to inspect.
